    Maintenance Plan

  • Elevator
  • Air Conditioning System
  • Building Intellectualization
  • Pure Maintenance

The owner only purchases the maintenance service, and all damaged parts that need to be replaced shall be paid separately.

    Semi-Package Maintenance

The maintenance fee includes all daily maintenance services and some common vulnerable parts (such as contactors, relays, buttons, fuses, etc.). Large or expensive components (such as frequency converters, motherboards) shall be paid separately.

    Full-Package Maintenance

The maintenance fee includes all labor costs, routine maintenance, and the replacement costs of all parts except those damaged by human factors.

    IoT Remote Monitoring Service

By installing additional sensors and IoT modules, the elevator operation status (such as vibration, temperature, fault codes) is monitored in real time to realize predictive maintenance and prevent problems before they occur.

    Operating Season Maintenance

Conduct systematic inspection and maintenance before the start and after the end of summer cooling/winter heating.

    Annual Maintenance Contract

Sign an annual contract, which includes regular inspections, seasonal maintenance, and a certain number of emergency repairs.

    Full-Package Contract

Cover all labor, materials (such as filters, chemicals, regular spare parts) and emergency services.

    Energy Management Service

On the basis of maintenance, we provide energy-saving optimization solutions through data analysis and technical transformation to help owners reduce operating electricity costs.

    One-Time Maintenance

Contact the service provider after a fault occurs, and the fee is charged per time.

    Annual Technical Service Contract

Provide services such as regular inspections, remote/on-site technical support, software backup, and emergency fault handling.

    Remote Monitoring and Hosting Service

Monitor the status of core systems (such as servers, networks, BA) 24/7 through a dedicated network to detect and handle potential problems in advance.

    Renovation and Transformation

    Building Intelligent Upgrading

    01 Goal

    Integration

Break the information silos of various subsystems to achieve data intercommunication and unified management.

    IoT Enablement

Deploy more sensors to collect richer environmental, equipment, and energy data.

    Intelligentization and AI Application

Introduce artificial intelligence algorithms to realize energy consumption optimization, intelligent security event recognition, and space utilization optimization.

    Enhance User Experience

Provide more convenient services for users through mobile APPs, face recognition and other technologies.

    02 Common Transformation Contents

    Build a Unified IBMS Platform

Integrate the original independent subsystems (BA, security, fire protection, elevator, air conditioning, energy consumption) into a single platform for visual management.

    Network Upgrade

Upgrade the traditional network to an all-optical network with higher bandwidth and higher reliability, or a higher-level enterprise network.

    Security System Upgrade

Replace analog cameras with high-definition network cameras; introduce intelligent applications such as face recognition access control, automatic vehicle recognition, and behavior analysis.

    BA System Upgrade

Replace old DDC controllers with IoT controllers supporting more open protocols; add intelligent lighting, curtain control and other functions.

    Modular Upgrading

    Core Concept

Divide the entire system into multiple relatively independent functional modules and update them in a planned and phased manner, rather than carrying out "large-scale demolition and reconstruction".

    Advantage

    · Minimized Impact: During the renovation, the normal operation of other parts of the building will not be affected or will be minimally affected.

    · Flexible Budget: Investment can be made annually and in batches according to the budget.

    · Controllable Risks: Only one module is renovated each time, making technical and engineering risks easier to control.

    Application Case

    · Elevator: First replace the control system and car decoration, and then replace the traction machine and guide rail in subsequent phases.

    · Air Conditioning: First replace the BA control system and terminal fan coil units, and then replace the main unit in the next phase.

    · Intelligentization: First renovate the network infrastructure, then upgrade the security system, and finally implement the IBMS integration platform.

    Elevator System

    · Control System Upgrade: Upgrade the old relay control system to a microcomputer control system to improve operating efficiency and stability.

    · Drive System Upgrade: Upgrade the AC two-speed/voltage regulation speed control to frequency conversion speed control, achieving significant energy saving and more accurate floor alignment.

    · Car Decoration Upgrade: Update the interior decoration, lighting (converted to LED), display and buttons to enhance aesthetics and user experience.

    · Safety Component Replacement: Replace safety gears, speed limiters, light curtains and other components that comply with new safety standards.

    Air Conditioning System

     · Replacement of main units: Replace old fixed-frequency main units with magnetic levitation inverter centrifugal chillers and screw chillers featuring higher energy efficiency ratios (EER).

     · Frequency conversion transformation for water pumps/fans: Install frequency converters for cooling water pumps, chilled water pumps and air handling unit (AHU) fans to automatically adjust rotation speed based on load, which delivers significant energy-saving effects.

     · Upgrade of intelligent thermostats: Upgrade old-fashioned thermostats to networkable and programmable intelligent thermostats.

     · Addition of IoT gateways: Install IoT gateways to traditional air conditioning equipment, enabling them to connect to the building management platform (BMP) for remote monitoring and data analysis.

    Intelligent System

    · Core Switch Upgrade: Improve the backbone network bandwidth and processing capacity.

    · Storage Device Upgrade: Upgrade the surveillance video storage from DVR/NVR to centralized NAS or cloud storage to enhance reliability and retrieval efficiency.

    · Sensor Upgrade: Replace traditional sensors with digital sensors with IoT communication functions.

  • Core Value of Maintenance, Renewal and Transformation

  • Establish the concept of full-life cycle management

Treat maintenance, renewal and transformation as a whole, and plan their long-term management and upgrade paths from the initial stage of equipment installation.

    01
  • From "Reactive Maintenance" to "Proactive Prevention"

Sudden failures are avoided as much as possible through high-quality regular maintenance and IoT technology.

    02
  • Conduct a thorough assessment before renovation

Clarify the transformation goals—whether it is for safety compliance, energy consumption reduction, experience improvement, or management efficiency enhancement—and select appropriate transformation solutions based on the goals.

    03
  • Prioritize the modular approach

For large and complex systems, modular transformation can effectively reduce the impact on daily operations and is a practice to achieve smooth upgrading.
